What sort of developments does Lucania Projects undertake?

We take on commercial, residential and mixed-use schemes. Our projects typically range from £500k to £5m GDV and are generally based in Northamptonshire, London and Surrey.  We prioritise schemes where permitted development rights allow us to reduce planning risk and deliver efficiently.  Land acquisitions are considered where commercially appropriate.

How do you find projects?

We source projects through a combination of long-standing relationships, direct approaches and professional networks. We review off-market opportunities, and get introductions from brokers and sector contacts, but often a project finds us!

What makes a site viable for Lucania Projects?

We assess viability through three filters: planning certainty, delivery efficiency, and financial clarity. This allows us to move quickly, reduce risk, and maintain control over outcomes.

How does Lucania Projects deliver?

We control the full delivery cycle. Each project follows a robustly costed plan, delivered through a tightly sequenced, expert‑led process. Costs are interrogated early and continuously to protect margins from planning through to exit.

How is Lucania Projects typically funded?

Funding is structured around the opportunity.  Timing, delivery, and return determine the combination of retained capital, private investors, and external finance committed across each project.

Do you work with other people?

Does Lucania Projects work with external partners or funders?

Yes. We work with brokers, private investor partners and commercial lenders. Structures include joint ventures and financing arrangements with clear terms upfront. All partnerships are built on an ethos of “on the same page”.

Does Lucania Projects accept new private investors?

Yes, selectively. We only work with investors who understand how we operate and value clarity and commercial focus. Opportunities are structured by project, with terms that may vary and extend across projects. We’re open to adding to our investor panel subject to our criteria.
